Bedroom With Functional Depreciation

My subject property has a 3rd bedroom in the back of the house. This bedroom can only be accessed through the other two bedrooms in front of it. The 3rd bedroom has two doors, each to the other bedroom. In other words, to get to this 3rd bedroom, you have to walk through either one of the other two bedrooms.

Should I count this 3 bedroom as a bedroom and adjust it for functional obsolescence? Or, perhaps, count it as a den or office? This room has a closet and windows and is about the same size as the other bedroom.

This is an old house built in 1944. The 3rd bedroom doesn't appeared to be an addition. The house is aboout 1000 sq ft in GLA. Most houses with similar GLA in the area have 2 bedroom.
 
I'd probably count it as a den/office/bonus room and disclose, disclose, disclose.. :D

Call it a den or "captive" bedroom. Disclose what it is and call it what it is. If its a BR (captive), it might need an adjustment for functional obsolescence. It depends on the market acceptance.

It depends on the market. Here in Maine, haveing a bedroom located behind another bedroom as you have described is common and typical and has no negative effect on marketability.

This is the case especially with older homes. If you can't find any other similar comparable sales, then state that it is FO.
