Bonus Room Above Garage

How do you adjust for a finished bonus room above garage. Do you include it in the GLA or do you make a separate adjustment. It is one large room with similar quality finish.

Given that you said similar finish ... and assuming it is connected to the heating/cooling system of the house ...

If it is accessed from within the living area and the access is also finished and heated then it's probably GLA.
 
I think Marcia hit most of the applicable ANSI criteria for GLA:

100% above grade
Suitable for year round use (heated and cooled)
Finished similar to the main portion of the house
Connected to the above grade, main portion of the house by finished hall, stairs, etc.

or is it FAAG...Finished Area Above Garage.

Don't forget the ceiling height and the wall height as well. Most of those rooms are vaulted, and the Roloff's could clong their heads. So, even though wall to wall it may be 18 feet, hypothetically, they may only get credit for 14 feet depending on the ceiling and angle.
 
almost always 30% of the garage underneath, that takes into account the wall height issue. Use that to check your measurements.
