Books, Textbooks or Other Material to Strengthen My Appraisals

I am looking for recommendations or source material to strengthen my reports. In particular, material on quantitative data. I find myself spending way too much time researching and trying to work through more complicated adjustments in the sales grid, especially when there are no sales that can be used in a paired sales analysis. Having books, textbooks and/or websites that provide good information would be helpful working through more complicated assignments and make a great reference guide.

-Nelson Bowes- In Defense of the Cost Approach (cost and depreciation, written for commercial but applies to residential)
-Solomon Adjustment Calculator (depreciated cost, sensitivity analysis)
-David Braun- The Valuation Analyst (regression introduction)
-George Dell’s class SGDS (focuses on market conditions)
-Read through old threads on the forum.

Even if you don’t end up liking or agreeing with one or more of the above, they will get you thinking.

In my standard workfile I reference the appraisal books, articles, and seminars I've taken over the years as materials to support adjustments, selection of comparables, and explanation of concepts like highest and best use. Find those books and passages which have influenced you and make your report more credible.
 
FYI you will usually find most Appraisal Institute published books (Ratterman, Bowes, etc.) are cheaper direct from the publisher. One in awhile you can score a deal on eBay.

Yes, you can hunt through Amazon or other book seller but I find a lot of the offerings are above the list price thru AI.

Over the years I find that sensitivity analysis is very helpful to "pick" a reasonable SF adjustment as well as adjusting for effective age. Rather than apply an "observed" effective age, I also use cost related methods to deconstruct each sale.

With each sale a fixed EA, then I use those as a basis to estimate the EA of the subject and go from there. In the sensitivity spreadsheet I use minus numbers to express effective age and apply just like the sensitivity formula for SF.
I've been unable to attach that formula since this site has "issues" attaching files but it has been posted elsewhere on the site. Well maybe it did attach/?
