You got way too many "if's" in your scenario.Umm did you read my comment? " there is the statement the appraiser had viewed the property in the previous month." If in fact it was an exterior assignment, the appraiser had adequate knowledge to make the determination of the physical characteristics of the home. They had been there, inside and outside the home for a full appraiser less than a month previously. Your own eyes are a pretty good way to obtain information. And for all we know they did call and ask about any improvements and they were accounted for.
My point in going down this path is that there is too little information to have a supported opinion.
You seem to want to argue a point I am not even making.
My point is ONLY if you place a statement in the report such as "the interior is in similar condition as the exterior" is worthless.
Why is that so hard to understand?
