Your Wrong Commercial is getting hit harder and many are doing residential to survive.

The appraisers you talk about that work for very large commercial brokerage firms have the advantage on data but they are paid on commission through the large commercial brokerage firm. Many have helped me through the years with data and I returned the favor many times.

I have had to pay for data many times but I have also obtained it through appraisers for free and returned the favor.

Plus they share a network inside the commercial brokerage firm so they share much data between themselves.

My girlfriend (partner) Joan single handedly changed the single family appraisal business and supports commingling of fees. @Terrel L. Shields is the one who accused Joan of being my girlfriend. I died out laughing when he posted that years ago.

I fought with her on commingling of fees for hours and hours and hours when she was posting on here.

I doubt too many appraisers over 55-60 will stick around. If this would be a proper rollout, it would be ok. But this is a disaster. The software doesn’t function. Even the software providers are privately bitching about the GSEs. The only ones out there speaking positively are the typical yes men.

Yeah my mentor (almost 80yo) is going thru it and calls me just about every day asking about some new app/software he got an email about. He's the type that wants to work until death and will have to get screwed over once or twice before he realizes what's happening.

Been trying to help, but we're several states apart and in different markets so there's only so much assistance I can give.

That’s a shame. It really upsets me that they’re probably gonna put him in many like him out of business. All that RE knowledge and experience gone.

Many of you may not know Joan was and probably still is a certified residential appraiser. She probably hasn't appraised anything in ages................

Many people don't appraise anymore and still hold a credential on this forum. She takes the cake.

She is pretty though. I will give her that.
