Broken window conventional purchase

I am doing a conventional appraisal report for a lender and there is a broken window in the house. The window is stationary and the break is at the corner with about a 2X2 piece of glass missing. (see pic)

Would most appraisers make the report "as is" and just describe the condition with a cost to cure or make the report "subject to repair" as this is a "physical deficiency or adverse condition that affects the livability, soundness, or structural integrity of the property"? Why or why not?
 
Something that minor I would likely note and consider it in the overall condition and go on. Hard to say exactly without the photo you mention.
 
For conventional loans, if the client requested an 'as is' appraisal, that's what you do. If you think the repair items are significant, then you can contact the client and ask if they want you to change the assignment to 'subject to'...but, it is the client's call. Not yours. Either way, you have to accurately describe the condition of the improvements.
 
The standard for conventional is "as is", unless there is a health and safety issue, then it is subject ro repair or subject to inspection.

Can't tell if this is a window crack or hole etc that would threaten safety...but since you are unsure, you can make report subject to window repair. It seems like a safety issue but hard to tell...at least disclose it and photo it in report.
 
Comment and move on. Cost of repairs would likely be less than $100.
