What are some of the good data sources used in California currently?

I'm getting back in to the business after working most of the early 2000's. I'm mostly interested in the online services offered and what most are using nowadays. Back in early 2000's if I recall, some of the good ones and ones I'm familiar with were: real quest, ndcdata, and the various metro lists in my area.

Any suggestions would be very appreciated.
 
Number 1 is your MLS. Get an affiliate subscription to your MLS. Most MLS's now link to "realist" or assessor records. So, you have access to the assessor database. Old stuff we used to rely on such as CMDC is gone now. Much supplemental info (city info / zoning) is available these days via the Google. The technology evolves pretty quickly..

The greater Sacramento area predominantly. Some of my old sources appear to still be around such as NDC Data, real quest and metro list MLS so thats good.

Parcel quest bought out NDC Data. MLS is your best source. I too have come back from being a staff appraiser back in 2000. It’s tough, but staying on top of technology and keeping up with today’s data providers is key...good luck

I was told TODAY by an investigator at the OREA/BREA that Realist is NOT a primary source for zoning & land use. That requires a visit in person or online to the subject's planning department to find the subject's land use, then a trip to the subject city's municipal code website to find the zoning. One I looked up today in Eastvale, 92880 was Medium Density Residential, and R-1.

The BREA contacted me because on a recent report I said SFR and R1 on a property that was actually R-1-7000, meaning the minimum lot size is 7000 sq ft, and the subject's lot was 6970 sq ft, and I should have said it was legal non-conforming.

Desktop icon the zoning maps so you can quickly access same. I have to agree even if it was rather nitpicking on the part of BREA. I go to the source. Realist is back up to me, I might rely upon it for mortgage info, not much else, certainly not zoning which they often only glean from the listing, not the city here. If not online I have always just driven to the planning office or city hall.
 
In some jurisdictions they're never right. I'm not aware of any jurisdiction in Calif where they're always right.
