BAREIS MLS service has just made a major change to their data. They are archiving all Sold property over five years old. This, in and of it self, is OK however they want to strip the property info down to one photo and remove any attached documents. This is not acceptable. Also, they are putting Expired/Withdrawn/Canceled in the archive after only two years. This means in order to comply with USPAPs three year listing history you will need to search both the the current and archive data bases. This is not acceptable.

I have contacted BAREIS and proposed that they save all pictures and documents with any property listing in the archive (data storage is ultra cheap) as well as extending the date to which Expired/Withdrawn/Canceled listings are placed in the archive to five years, the same archive schedule as Solds.

Please, please, please, make your voice heard. Contact BAREIS and let them know how you feel.

I'm sending this email to register my concern over the details in BAREIS decision to strip down the data when archiving files. This is unacceptable. Data reporting from agents is already minimally adequate and often less than adequate. Appraisers MUST RELY on MLS data to to properly evaluate real estate and real property in order to promote and maintain a high level of public trust in appraisal practice. It is essential that appraisers develop and communicate their analyses, opinions, and conclusions to intended users of their services in a manner that is meaningful and not misleading.

In order to most effectively meet the goals of promoting the public trust we must have as much data as possible. In addition to this stripping of data from archived sales, putting Expired/Withdrawn/Canceled in the archive after only two years is equally unacceptable. Banking regulations and USPAP require some historical data going back to at least 3 years.

Because data storage is relatively inexpense, I cannot understand your proposal and ask that you reconsider.

I don't use it, but my supervisor used to do Solano county and I believe he still has a Baries acct. I will talk to him and have him send in a letter similar to Gregs.
