Can I accept previously appraised assignment?

Please excuse the stupid question, but I know Chase is requiring a statement in the appraisal that "subject has not been appraised by inspecting appraiser in past 36 months"; this assignment is not for Chase, but have I missed something that an assignment that I previously appraised within the past 3 years cannot be accepted, or is it a matter of disclosing that it has been?
 
Look at your current edition of the USPAP; see the ETHICS RULE; see lines 231-241.

Once you become aware that you have provided a prior service (not limited to appraising the property) within the past 3 years, notify (fyi: do it in writing, keeping a copy in your workfile) the client. Allow the client to decide whether or not you are to proceed.

If you conduct the current assignment, disclose in the report certification (fyi: if a Fannie form report, this disclosure may have to take place PROMINANTLY in another area of your report of the appraisal) the prior service.
 
You have to notify the client that you have serviced the property within the past 3 years and allow them to decide if they wish for you to continue.....from there, if they say go ahead, you must then put in the certifications that you performed (whatever service) within the past 3 years....There is nothing saying that you cannot do an appraisal on the property...

238 except in the case when an appraiser has agreed with the client to keep the mere occurrence of a
239 prior assignment confidential. If an appraiser has agreed with a client not to disclose that he or she
240 has appraised a property, the appraiser must decline all subsequent assignments that fall within the
241 three year period.
 
I was told @ my USPAP update class that the 2012 will require that you put the statement in EVERY report that you have OR have not performed any service on the subject property in the past 36 months.

So EVERY report starting in 2012 you will have to put in a comment in every report, regardless if you have performed any service on the subject property or not!

I seriously have to wonder how you were re-certified in the current cycle without taking the USPAP update class? Or did you sleep through it? Not only is it a stupid question it is insulting that you are certified and do not know the answer to this most basic question. I can only assume every appraisal you have done for the past year and a half have been done incorrectly? m2:

Far too many 'appraisers' are clueless about USPAP. But the ASB is largely responsible for the lack of true understanding because they do not require adequate and continuing education about USPAP basics.

Taking a 15 hour course when first entering this crazy business (how many years ago?), and then a short update about changes to the 'bible' every two years is dismal.

USPAP is not really that difficult to understand. It does take a bit of study. But too many 'appraisers' have become complacent, believing that the mama fannie forms are USPAP compliant. Just check the boxes here and there, and be done with it. I hate to give you bad news....but the FORMS are not USPAP compliant in all respects. In fact, the forms are mostly NON-COMPLIANT.

Is it any wonder that 'appraisers' don't know answers to basic questions?

And some, even when assured by TAF that they are wrong, continue to believe that even if you baby sat for the property owner during the past 3 years you could not appraise the property. See attached PDF if you doubt me. And, this person is head of the Arizona Association of Appraisersm2:

Don .... have appraisers taken side jobs of babysitting? I knew the profession was bad but I honestly did not know the economy had fallen to the point appraisers were babysitting on the side ..... Pizza delivery I could believe but BabySitting???? :unsure:

And, of course, one can't compliantly communicate when one does not compliantly develop.
