The Appraisal Institute of Canada used to have one, but you have to be a member of the organization to join it. It was an email group much like what the AI in the US has. Good information on it. I belonged for quite some time until they decided you needed to be in Canada and a member of the organization to participate.
 
Thanks Serena, i went on the weblite, and they have strict rules on who can join. Im not a appraiser, I just need to find out what has been said regarding our home. We had it appraised, and it came in low, due to no good comparables arround. The banker wanted a second opinion and called for another. The Banker could only get us a 50% morgage so the propery needed to apppraise well, and the 50% doesnt come close to covering the costs, so we now have a morgage broker looking at it for a 75%, However this means he wants his own appraisel done. Well Through this we found out that our property was "blacklisted" on the forum and several appraisers refused to do an appraisel. We would just like to know why and what was said. On This site they are good at property names, etc. being confidential, apparienty it is not so on the canadian forum?
I Know this all seams crazy, i understand why the first appraisal came in low, (no comparables), but it is fustrating because we built this home and lets just say its full of extras, we know what they cost. The apprasal value was way under what it cost to build this home. Ya it would of been an accurate price without the extras like a 100k fire place, etc. I know appraisers probably only hear the other side of it.
 
I am not sure what you mean by "blacklisted" and where it was "blacklisted." I can understand several appraisers not wanting to do the appraisal if it is going to be more work than they can reasonably charge for it.

Where in Canada are you? A house that cost 500k, 500 miles north of Yellowknife, would not be worth anywhere near what a house that cost 500k in Dorval would be worth.

A 100k fireplace may or may not be worth significantly more than a 10k fireplace....your market should tell you. And if there are no comparables, it will take an appraiser of substance and experience to prepare a credible report. This can be a problem as there are a lot of areas where there are none.

As far a as a forum is concerned, I have no idea what forums are out there for Canadians.
 
One thing you should know is that cost does not always equal value. If a property is overbuilt for the market then the property will probably be worth less then it cost to build.

Hi, thanks for the coments, the house is Located in a city in British columbia, were there are many multi million dollar homes.
 
As for the term Blacklisted (meaning). When i had described what i was told from a appraiser about negative comments reg. appraisal on a "forum", to a lawyers assistant, she said o' so your property has been blacklisted. ?
 
There are no forums attached to the AIC. I think they got rid of them some time ago. Who ever told you your house was blacklisted on an appraisal web site may be speaking an untruth. You should ask the lawyers assistant the address to that web site. Are the brokers in your area blowing you off???????Just a thought.
