Cemetery plot appraisal help

I've been asked to appraise a cemetery plot donation for tax purposes. Anyone with experience? Thanks.

Do a land appraisal. Should be lot's(no pun intended) of plot's that have sold in subject cemetary. Remember, they put fences around the cemetary as people are just dying to get in:rof: :rof:
 
At leasts comps shouldn't be a problem.
 
Highest density IN MY MARKET.
 
Easy higest and best use study, but comps could come from the funeral homes that use the cemetery, I was looking into brokering plots in FLA but found that it was tough to get a hold of the owners or heirs to see if the plot was used or preneed, kinda warped but its business, also my family wound up with a nich that was not needed anymore as we moved members to a family style area, so excess plot, funeral director told me to look into local newspapers and internet (maybe ebay) for resale units, this may lead you to other comps than the funeral homes, or it could be a dead end. Is your assignment for a property that is deeded or is it a lease for a period of time? I would use the land form or narrative format.

A cemetery or a cemetery PLOT?

Plots are not normally deeded property. Case law on that one.

A small family cemetery OTOH would have to be appraised as a small site.
 
Seems to me that a plot in a cemetery would be more like personal property than real. :shrug: I don't really know - just wondering.
 
I was wondering when someone would pick up on the Dead End
