Hello everyone,

I've taken the test here in New Jersey three times. Need a 75 to pass and have gotten a 68, 69 and a 72 (yes in that order) so i'm right there...just need to get over the hump. Can anyone suggest a really good prep course online that I can register for to get ready to take the test? Thanks.

I'm on the same boat. Just took the california residential exam today and failed as well. Had a 68. I used compucram and a book i bought from apparisal institute but it didn't help.

Keep on keeping on and you WILL get your license.:)

Passed the cert. residential in FL back in February after over-preparing and registering for every course I saw... The closest one & the one that helped me the most was the one I found on myappraisalinstitute.org. I found Compucram a bit too simplistic, though good for terminology. Good luck! It seems like you're going in the right direction!(y)

Took the test yesterday again and I PASSED  . 3rd Times the Charm they say. Cheers!!

Congrats! How hard were the questions and were they similar to the AI appraisal exam course?

AI Book helped and questions were very similar. Quizlet.com Helped even more. My advice would be study: 1. Real Estate Market : Agents of production, Factors of value (Desire, Utility etc), Forces of value (Social, Economics). Make sure you know what the definition is for each. Government Power: Police Power, Escheat etc. Types of real estate value. Cost Approach, Sales COmparison approach ( make sure you know how to get adjustments from comps provided in the test questions). Couple of questions regarding: Discount Points, Cap Rates, Depreciation. Im attaching couple of PDF Files you can go through and look at also. But look at quizlet.com and type in COST Approach, sales comparison approach etc. and go through those flash cards as well. Hope it helps.

Wow, thanks for the thoughtful response! Ill read through the PDF's and check out Quizlet as they seem like a good tools.

I just got through my test on the first go round a couple weeks ago in Florida. I used Compucram and https://www.stevewilliamson.com/index.php.

Compucram is good to learn the basics and steve williamson was good for the more complex questions. I would start with compucram and then move to steve williamson when you are comfortable with compucram. The math found in Steve Williamson was similar to the test, though there were less math questions then i thought. I hope that helps and you get through it on the next attemp. Good luck!

How deep did it go into USPAP, did it ask any questions about AO's or FAQ's?
