You can fix stupid, but it's not easy.

A reprint of my post from another blog. An appraiser wrote they spent 45 seconds looking up comparable's, 12 minutes at the property and typically had (2) complete appraisal reports completed before 12 pm each day.

Thank you for all the comments. My primary point for this post was to open all appraisers minds when they are commenting anywhere on how long the process takes. I realise technology can make it quicker with laser measuring, form filling software, etc. It is my belief that we, as appraisers owe a complete amount of due diligence and a thorough inspection of each property we are assigned. That includes knowing more than just the property being appraised but the neighborhood, the comparable's neighborhood and possible influences within those neighborhoods. If an appraiser simply wants to "knock out" 3 or 4 appraisals per day....it seems there is little pride being taken with their work. In 2019 everyone wants everything faster, quicker, cheaper. For me, writing a complete, quality and thoughtful report that will stand up in court remains important. Of course I want to get the work done quickly......but quality must also matter. Suggesting to anyone, anywhere, on any platform that you can complete most appraisal reports in an hour or two does none of us any good. Lenders or AMC's are not going to pay us our worth (our worth is our education, knowledge, expertise, experience, etc) when they think........ if they offer us $230 for an appraisal report that equated to $115 per hour when the decision maker is probably earning $20/hour. PLEASE.....think before you speak anywhere.
 
Recently had a furnace guy come out to look at replacing, pressure valves;

To initiate the trip; Fee $218.00 1st hour + any portion of time researching what actually needs repair/replacement (this would cover Travel & Observation-not the Total Cost)

Lets just assume the appraiser is, "Jimmy Jet", goes to the property, town hall research & Deed, & comp photos (2hrs.) back to the office for the report (6 hrs- prep/analyze & complete) that's a Total of
8 hrs. for $230 OR $28.75/hr.
In the example above the plumber (lets assume $75 for vehicle movement) that leaves; $143/hr for Observation & Analysis; at some point I hope some appraisers can figure out what their Time is actually worth, but have not seen it yet.

I have always used what the VA pays in the area.

In California that's $600. For an 8 hour job that's $75/hour. If an appraiser can do them faster....good for them.

Not a huge amount when one considers the total cost to become and maintain being an appraiser.
 
$143/hr for Observation & Analysis;

The guy doing the work is getting a union wage for the work, about $32/hour plus benefits which pushes the labor up to $50. The other $93/hour goes to the owner of the HVAC company and his costs, overhead and profit.

With a few more tweeks on the Mobile app and Smart Exchange comps our friends at Corelogic could pull off delivering the appraisal from the site.
