Client can't says pdf file not contained in the XML

Anyone having an issue with the client not being able to read the PDF file in the XML?
I am only getting complaints from one client. They say that when the "scrub" the report, there is no PDF. If I send them one they can read, then the bank they send it to can't read it. I have sent it in both XML formats and some they can read and some thay can't. I have sent a file, been told that they can't read it, re-sent it and, like magic, it's readable. I am not a tech guy, nor is my contact at the AMC and I suspect that it is most likely cockpit errors that are causing this. Just wondered if anyone else has had an issue and if so what's the work around.
 
As you know, right after it is created, you can verify that the PDF is embedded because the viewer that comes up gives you options to view the XML and the PDF. If the PDF is there when it is created, it is certainly there when you send it.

So, just to have some ammo, the next time you send an XML to them, after it is created and before you send it, click on the "View PDF" tab and verify that it is there. When they come back and say it isn't, you can tell them that you verified that it was prior to sending it.

Also, in many of these cases, the initial file is sent in the wrong XML format, then, even when the correct format is resent, they still try to work with the old file you originally sent...especially with web-based systems where file updates can take several minutes to several hours depending on how they have it set up.

I can open them and see the PDF file just fine, and I said, I have had no complaints from anyone else. I have used several different programs with no problem. I am certain that the problem is on their end, but can't seem to make them understand that. They are suggesting I switch software vendors to keep getting work from them. They are one of my best clients and would prefer not to tick them off, so I am trying to help them discover the aswer to this issue. I would hate to lose a full fee client, with reasonable turn times, that pays quick and doesn't bug me with tons of administrative stuff.
 
One bank I work with I send the XML/PDF and a PDF file.

Have them talk to Fannie Mae before they require you to switch. One "AMC" was already blasted for telling their appraiser they MUST use XYZ software and not mine. They do not want trouble with Fannie. They were also warned about "blacklisting" that appraiser. As long as the XML is valid, they must accept it, no matter where it comes form.

!!! YES !!!, have been thru this, Mercury changed their upload filter recently because NCV formats the UAD XML a bit differently. Had several verbal sessions with the developers there, then they fixed it. Some other sites filters will not see the PDF and not let NCV XML's thru. I would love an end to this irritating problem.

Makes no sense...XML is XML. It is Unicode 8 text. A long as you put things in the correct location, which I do, that is what matters.

As for a la mode having to do anything to read the PDF, this makes no sense either since their UAD Reader has been correctly finding and displaying the PDF since they first came out with it...so if they can read it there, why would they have to do anything to the XML to read it elsewhere?

I am finding that when this situation comes up, it is generally due to two isues: (A) the XML format is the wrong type [MISMO 2.6 vs MISMO 2.6 GSE], or (B) they are sending the XML file to ACI or one of the companies that uses their PDF converter, and they are not correctly reading the file.

In two cases, I sent the XML file (with the appraiser's permission) to Fannie Mae directly and they found it to be fully compliant. In some other cases, the lender and I sent the XML file directly through UCDP ourselves instead of using their AMCs system and the file went through successfully.

The PDF is to be encoded and placed within a particular area of the XML, which I do or it would not be able to be read by third party applications, such as a la mode's UAD Reader. So, since it CAN be read, opened, decoded, and displayed, it is OBVIOUSLY done correctly.

I did come across a few people (both AMCs and appraisers) whose email client was inserting an HEADER to the XML file attachment, and this caused it to be unreadable, but that had nothing to do with my software but their use of certain email clients and virus protection programs.

i'm having the same issue with mercury. my client can view the pdf but mercury is rejecting the upload to the ucdp. is there something we can do to fix this? it is the correct format and no header is being added. the message i got is below:

We looked over the file and show that it is the correct 2.6GSE UCDP file that is needed. However there is something within the appraisers software that is not allowing UCDP to validate the file the appraiser will need to get with their software company NCV to validate this information and to see why UCDP is not able to validate the report.
 
is there an easy way to format the xml the same as the other software providers? my client has said that all others are going through. must be something that is different with ncv.
 
How can anyone really know in the expotentially evolving world of technology what goes on when one uploads through different AMC portals. With regard to the XML and PDF how does the sender and receiver absolutely know there is no intermediary process between point A and B?
