ok so I am a little conflicted.
Florida Statute 553.885 states that any new home, or addition to a home, permitted on or after July 1, 2008, that has a fossil-fuel burning heater or appliance, a fireplace, or attached garage shall have a carbon monoxide alarm installed within 10 feet of each sleeping room. The statue allows the carbon monoxide alarm to be hard-wired (served by the home’s electrical system) or battery-powered. Also, a combination smoke and carbon monoxide alarm is allowed at the required locations.
So, If I am reading this correctly, any home built before 2008 doesn't need a CO detector? What about FHA?

Its not about 2008 its about whats called Lenders Over Lays. Example; In Califdornia almost all lenders have part of there engagement letter that carbom monoxide detectors have to be installed . Now FHA has nothing in 4000.1 nor does Fannie or Freddie BUT those are minimal Property requirements and the Lender /client can add to it. So its all about what your Lender /Cleint wants not State Law.

You are probably right. FL regulators most likely didn't want to be in the position of suddenly requiring existing dwellings to all be retrofitted. Yes, having detectors is a good idea, safety wise, but.... we lived in houses for centuries before someone invented smoke and CO detectors.

FHA/VA/Fannie/Freddie requirements are not strictly based on what state laws. They can be more, or less, restrictive than what the state requires.

they make co smoke detector combo units, no big deal to have both now a days. the problem is that there is no way that you know what there is unless you have a ladder and read the detector label.
are you actually doing that since you are asking the question?

I always look, but the question was the clarity of the Florida Statute. I have done more research, on an FHA it is required by HUD that all homes have a CO detector within 10' of the bedrooms or sleeping areas. Just trying to comprehend for a non FHA loan if Florida requires them.
