Cochise County Help / Info Needed

My MIL lives in Cochise County, out in the sticks on 8? acres, has to be an unincorporated area.
Has been there since 2005 and is about ready to move on since her husband has passed away.

Can someone local recommend a real estate agent who knows the area and is honest?

They built a nice detached garage about 2005 or 2006, and I guess did not get permits. Any ideas if permits were required? Looks like they are now. Any idea about retroactive permits, or if it will be a problem to sell with no permits? Any help would be appreciated. Thanks.

I know. I'm sorry. I've been trying to figure out if i even know where cochise county is. OH! I have an idea. I'll read through the list of appraisers in Cochise County and see if i recognize any names ;)
 
Prolly Jo Anne's area. Bisbee. My cousin sells but is in Yuma, other side of the state. Check Tucson real este as they are not far away considering everything is far away.

Tucson is an hour or so west of her location.

Lee, if the zoning/building requirements have been updated since they built it (garage) could they get them to grandfather the improvements??? (happens here constantly, some towns never had zoning requirements until 2000 forward )

Being as she is 600 miles away and in another state, I do not have geo competence.
Looking at Mike Kennedys doc, it would seem like permits may not be much of an issue.
But, a local RE agent would be better able to advise her.
Not much we can do from here, but my MIL is a sharp cookie.
We were ready to drive on out, but she said no need.

Appreciate the ideas and thoughts.
