Trying to purchase a software package (IE. Narrative1, Valcre, Realquantum). This is for a new department within a large company. Please give me the pros & cons of each.

Check out StartDeck commercial (teams) software. Tom Armstrong who developed what is now N1 is behind StarDeck. It is google based and can be signed into from your computer, iPad, phone, etc.

I signed up for Real Quantum (RQ) last fall. So far I've used it for just two reports. My clients are mostly public agencies and attorneys so the assignments are not exactly "typical." Easements, licenses, ground leases, etc. The program is really ill-suited for eminent domain and similar types of appraisals that have a non-standard structure from the usual three approaches. I have literally spent most of a year trying to figure out a way to get the program to work for me. IMO the setup is just not flexible enough. My take is that if you do mostly straightforward lending assignments it could work for you. However, if you're as picky as I am about writing style their off-the-shelf templates are not particularly useful and you should plan on doing a full re-write. In addition to the two reports I completed I've had false starts on about five others where I've just given up in frustration and ended up going back to Word and Excel just to get the reports out the door. I've found it's nearly impossible to change the report structure on the fly if the need arises. In terms of cost, when I signed up last Fall it was $2400/yr plus a $650 "on board" charge. I think it may be up to $2500 now. I've found the support folks to be helpful and they try their best but they too are limited by the built-in constraints of the program.

Tom showed me StartDeck, seems like solid option. Good pricing as well vs ValCRE.
