commercial vs residential property

i inspected a property zoned land intensive agruculture. the owner produces grapes on the 8 acre property and sells them.

the bank and AMC are wanting me to proceed with the 1004 form as a mixed use property and find comps with vinyards.

vinyards producing mature grapes have a significant value to the land.

with this being an income property, shouldn't it be a commercial appraisal?
 
It all depends on your HBU analysis and what a typical buyer would consider purchasing this property for; grape production and income or to build home and live in it?

Is residential use legally permissible in this zone, for a parcel of this size? If not, you would be exceeding the scope of your license, I believe. Are you able to correctly and impartially identify the highest and best use? If the answer is anything other than residential, you have the same problem.
