I just completed my first 3.6. It was flawless. It took less time than a 2.6. I received 7 more 3.6 assignments which I promised I could finish by close of business today. I also made it clear I will not be accepting or completing any more 3.6 assignments after today. Hint, to squeeze the square peg report through the round Fannie hole you must use code 04/01/2026

Was it a hybrid, or did you also inspect the property?

Not a hybrid, plus to be specific, I “observed” the property. As an experienced review appraiser with a designation you should know we no longer “inspect” properties.

I'm also a Home Inspector.

I just loaded an AI assistant that Elon sent me this morning.

After my runner completes the 3.6 hand-held Tablet inspection this afternoon, I'll give him his $25, upload the results into the AI, which prepares the report for me while I watch the Yankees this afternoon. I'll submit it tonight and collect my $1500 fee.

(Whoever said this 3.6 was an "Abomination" didn't know what he was talking about. It's as easy as pie.) ;)

I finally passed $1,000,000 in fees for the year today.
