Comps database?

I don’t think it does at this time. Right now the comps database works of the side by side adjustment grid. I think that is in early development. I sure hope they have a database. My concern is the new database is going to be very difficult to develop because of the expanding number of fields in the grid.

I believe the form providers will have that as a incentive to use their programs. You have to fill in each check box of any comp you use, you is gonna love the site value comp typing to do. How many addresses with info can you type before screaming ENOUGH. No copy and past. All hand typed is the new easy fast 3.6 norm.

I looked at Total 3.6 grid. You have to make all the calculations by hand across the grid, and there is no comp database that I can see in the planned development. This program is a long way from being ready for prime time. It's really kind of ridiculous that we are just a few months away from this. I think I'm going on a long vacation in November and December. If I were to get a 3.6 order I would charge a minimum of $800 or just forget it.

More than 30 years! In 1993 as a Realtor I had a Lotus123 spreadsheet set up with automatic adjustments.

There is no such requirement either for the appraiser, or the UAD 3.6 software provider.

But any decent appraiser will maintain their own database of comps using something like PostgreSQL, SQLite or at the very least Excel or CVS files.
