condo certs - who else asks for a copy

I always asked for a copy of the condo cert when doing an appraisal on a condo. I know they have to order one so why not send it to me when you get it. 3 times this week they have acted like I am crazy for requesting this. I don't feel it is my job to have to try to find out who the HOA is, get the contact information, ask for the information (which they usually won't give me anyway) then wonder if it is the same infomation the lender received.

Am I lazy or crazy or does everyone else request the condo cert too?

I do use condo certs but find that they only have about 1% of the condos in this area listed.

I ask for Condo docs and HOA information all the time. Right now I have been waiting for three weeks for the data. The local manager of the condo in Wisconsin Dells took a week and a half to respond with a phone number in IA to call to get the Docs. I call that number all last week each day and left my contact address and phone number. Never got a call back or the information in the mail. Notified the AMC each day. Monday they called and said they had a phone number, it was the same number I had been calling in Iowa that I told them a week ago I had. Well I call this phone number again yesterday and there is a message that the guy has gone fishing in Canada for a week or two and for me to place call his office. Problem is he didn't give his office phone number.

So the clock is ticking, I am being reported late with my report for over two weeks now, the AMC will not take the report with a statement in it why I did not review the condo docs. I get two emails a day for an up date and three to five phone calls a day wanting to know if I have the information yet.

The property owner should have a copy and it should NOT have to come from the manager. They should have them on file. Ask the property owner to get them for you. The association probably has an attorney. If so, call him/her.

My feeling is that the AMC or the actual lender should have obtained the docs for you. So, if they did not, ignore what they tell you, complete the report stating the situation about the unavailability of the docs. When they ordered the appraisal did they tell you that it would be your responsibility to obtain those documents? You cannot review what is not provided to you. Don't be a WUSS. Take charge. You can only do what you can do!
 
Yes, I ask for all the pertinent information for Condos. And everytime everyone acts like appraisers never ask for such things, like it's a big mystery. The worst of it is when the management company attempts to charge the appraiser for the information.
 
These are all purchases so I KNOW the lender has to get one. I will never pay for a condo cert - ain't my job.

Thanks for the input. I feel this information is important, especially the number of rentals so I want the correct info
 
I've been lucky with the condo information as the owners usually have a copy of the condo budget and have it ready for me. I always have the owner track it down for me. I'm not going to spend the time trying to get it.
