Yes I just heard about this via their email newsletter. Absolutely despicable. This profession needs to unionize because AMCs taking a junk of the fee plus tech fees and now this $19.99/month is ridiculous. And on top of that no orders coming in plus the job market is in shambles. I got a mortgage to pay!
I’m seriously considering jumping ship and getting out of appraisal completely as it seems like a really bad time for appraisers right now. Strongly looking to make a career switch or do something else where my skills are transferrable. I’m curious to hear if anyone is in the same boat.
I am at the tail end of my career, so am not in the same boat, but as one who has the perspective of experience, I would advise anyone who has is on the younger side ( whatever that age is for an individual) to get the heck out of res license appraising - or get a job with a county assessor office.
The future of a real estate license is just too precarious, IMO, for the majority to make it a viable career choice. The profession is not going to unionize, and Trump is not going to save it. Honestly, if it manages to hold on to the reduced percentage of work it has in the next five years, it will be fortunate.
Events can prove me wrong, and I hope I am wrong, but the direction is what it is - too many powerful lobbyists and profiteers out there who have deliberately sought to reduce the reliance on appraisals as the valuation choice in lending and lending is a large percent of the res license market.
Unless one is willing to relocate to an area that is gross or very remote and, therefore, has few appraisers or is willing to put in the time to become one of the more advanced skills and education on the res side or earn a commercial license, the profession is not attractive. On average, all they can compete on is fee, and therefore, they are locked into AMC work.
I see you are in Florida - idk where I am in South Florida Palm Beach County but I can pass on a tip - the area of Palm Beach County where I refuse to go, farthest west in the county is where lenders and AMC's are desperate for appraisers- the Belle Glade and Pahokee area. Look it up. Yuck. But every time an assignment comes up, clients beg and search for an appraiser. The area is poised for growth, and there is a lot of ag land or old housing that can be bought in bulk and developed. The surrounding areas are pretty and rural, one can live nearby or even in Wellington if you are wiling to drive an hour -to succeed, you have to differentiate yourself from the pack and one was to do it is a geo area.
