Conventional loan and mold

I have never had a conventional loan that has mold. This is a auctioned home and per the listing, it reads "that the drywall in the basement has been removed do to the mold problem".
When I arrrive at the home I smell a musty odor, at the front door. When I go to the basment the odor gets worse. You can see, that at one time there was water in the basement. All the drywall is gone, and here and there appears to be what could be called mold. Also, the furnace is not working. Do I call for a mold cert, mention that the furnace is not working and mark yes to "adverse conditions". Not sure in this case.
