Cost Of A Steel Building?

I can't find this in M&S and of it's the weekend so I can't call a steel building company (they probably wouldn't give me an estimate anyway.)

Any ideas? Or a source to look this up in?

Steel construction
30 x 40
Not sure of the height but it looks like 12' walls - maybe 14'
Slab foundation
Insulated about 2/3rd's up the walls
10 large, professional type lighting fixtures
480 volt, 3 phase electrical service
10 drop down power supply lines
Large winch and cable (like for pulling an engine)
2 large roll up doors and a man door.

My guess is about $50k but that's just a guess. :shrug:

I've been looking at that page but the cost does not seem reasonable. Do those prices cover the concrete slab? And the shed pricing is for stuff you buy at Home Depot. Just bringing in 3 phase has got to cost $2,500 to $3,000.

$17.35 is $20,820. That's about what it costs to build a 20 x 24 2-car garage with drywall interior out here.
 
I will have to dig for the information, but you are into it at least $4,500 just for the foundation, and probably another $4,500 for the three phase, assuming it's available in the immediate area. They do charge by the mile for hookup to three phase, you will havbe to check with the utility provider in the area. Could be a major hit if you find out it's not available in five+ miles. Add another $1,500-1,750 for the drop downs and finish electrical. Steel trus buildings vary widely in quality, but assuming clear span steel trusses, and an insulated 10' space, I would go a whole lot closer to $40 per SF.

I didn't apply any locational factors or mulitpliers ... I also didn't allow for the 3 phase .... have you checked under segregated costs?? I do believe the slab is included once you apply the SF multipliers below the pricing grid ..... :shrug:

That building out here would cost about 15-20K with standard wiring. The value to the sale would be closer to 25-30K.
 
What M & S book are you looking at? The commercial cost manual has all of the metal Class S steel buildings for every possible type use. I am presently appraising a 68,000 sf metal class S building and the manual was right on. The cost approach is important in this type property because the price has gone up 15% in the last two years and most marketing periods for this type property go far beyond two years back.
 
I use the farm building section of the M&S big book (can't afford both the residential and the commercial on line). The results seem reasonable and the local contractors usually agree. This things are expensive.
 
1200 SF in my area where we have a lot of builders. 29 ga. contractor grade colored metal. Add $15/Square for 24 ga.

Black iron (ladder truss) 10' spans - wood purlins - $6.00 SF with stem wall; $9 w/ slab.
Add insulation $1.50; Electrical $2.00; Heat $2. - pretty close. OHD - $1900 extra 12 x 12

Red Iron 20' span -metal purlins Add about $5/SF

Attached is an ad with some sample pricing of steel buildings. These prices are for "bare bones" wood pole construction with steel siding and roofing and do not include extras such as concrete, electrical, insulation, extra height over 10' and extra doors.

Austin ... all I have is the residential book .... that building doesn't appear to be a commercial building, although I guess under the right circumstances, it could be .... :shrug:
