Costar vs. Loopnet vs. Propertyshark

During a night of drinking, I was having a conversation with a bunch of commercial brokers and appraisers we were all debating which is the best site for data. If your keeping it local , Propertyshark is probably the best.

Opinions please?
 
I'm not into commercial but I do know here in the metro Detroit area commercial appraisers are subscribed to both Loopnet and costar.

MLS fees are about $1200 month from what I hear for one to be subscribed to all the data one would need in metro Detroit/southeast michigan if one is doing commercial. Plus you would need data from the local commercial brokers.

Commercial on a big level would mean someone is constantly working the comp database.

New York, and more specifically NYC would probably be the same process (data from the brokers on leases, sales etc. would be compiled into a comps database) it probably would take a few employees to maintain.
