Appraiser contacted me about appraising across a state line when not licensed there. The case is a small land parcel and house. A couple acres are across the line in MO, but the appraiser doesn't have a MO license. It's for a bank in house, so FHA nor GSE is an issue. 95+% of the value is in Arkansas. Could you do, would you do it - that part of the place as an evaluation? Included in the report, separate report, or pass?

I would think it's probably fine but above my pay grade to render proper answer.
 
How do you do your taxes if property owner, dual filings?
 
I saw one that was in 2 cities long ago.
Saw a request for another one like that a while back and declined.
So, a state line would be a hard no. Even if I covered an area next to a state line. I don't.

Let them sell those MO acres or split them off.
 
I would propose to the client that the cost of a reciprocal license be added to the fee, as well as the time necessary to get the required paperwork. I wouldn't tempt the collections arm of the appraisal board!
