All licenses in CT had to be renewed as of 04/30. Here are the total numbers

795 certified residential remain active 58 licenses lapsed. A 7% decline

456 certified general remain active 56 licenses lapsed. An 11% decline

85 provisional appraisers remain active 23 licenses lapsed, a 21% decline


The downward trend continues. We are adding far fewer appraisers than we are losing. Based on appraisal commision records, I do not think that we are averaging more than 1 new appraiser per month. Additionally a lot of provisional appraisers had to have their provisional time expanded beyond the 4 years allowed: they can not get enough hours for the 2500 hours credit(or whatever amount it is they need) I know more than one provisional who are on their sixth year.

2013 numbers had been previously posted, but I can't find them anymore. They meant to take 2014 number down, but they forgot to remove the link.

I was surprised by that decline. I would have guessed a stable or increasing certified general list.
 
The DC credential numbers dropped from 784 to 612 after the 2 year renewel on February 2014. But the number has climbed back to 660 as of yesterday. This is probably the what happens in states with set expiration dates.

Is commercial lending that slow by you to loose more than 10% of the licensees?

Marion, I do not believe it has much to do with the lack of commercial lending. I will be 63 next month and I am a whole lot younger than many of my appraiser buddies. The stats indicate that the number of appraisers are decreasing about 3% each year. Personally I believe that will increase a lot more in the next two years. All of these parasites and AMCs that exploit appraisers will be forced to seek a new host as the industry is changing in the very near future. The older ones will retire and the bottom "yes (pitiful) men" will starve out and it should be a real good profession for those that can hang in for a year or two! I do wish them well! :)

I can understand your slant here,

But when you've been through mall after mall of vacant stores, not just here and in NJ, but also in Florida, and mile after mile of down town mixed use and stand alone commercials and see the vacancy rate as blatantly as you see the traffic lights, you have to ask the question, is it the appraisal end of the business, or the lending end of the business?

I agree better times are ahead. But I think it will be much longer than a year or two. Those who hold certified residential credential but do not meet the new 2015 AQB requirements will hang on to their license as long as possible and will return when market conditions for appraisals improves.

I am thinking the numbers of existing certified residential appraisers that do not meet the 2015 AQB requirements must be huge. Maybe 50% or more. Anyone have actual numbers?
 
I am the same age as Roy, soon to be 64. I really wish I could retire today. And I would in a heartbeat if I could. And if 20 years younger, I would change careers...with the way the regulators are operating, there is a chance it won't be my choice when I retire. The oil patch is a young man's job....but I really do miss it.

Marion, I honestly do not have any answers for you or Joe. Each of us look out of our own front door and evidently the view is different for me as opposed too you and Joe. I have never been to the mountains of PA from what I can tell it is a beautiful place. All I am trying to say is that TEXAS is hot and TX does not need to fa** with SL as a client! Just so many other choices...I know he is MUCH smarter that that he just seems to be a more "relaxed" type of guy...not bad! LOL Just a fellow Texan! LOL :flowers:
