Data Sources - do you use Realist?

Does anybody use Realist instead of MLS?

In my (and many other MLS systems) Realist is hot keyed into the listing data. All I need to do is click on the tax id numbers to open its window. I use it to verify and support MLS data, seldom as a substitution for it.

I do that too, but I meant Realist itself, not as a part of MLS.

I've used Realist for searches. I use the Realist Aerial map search all the time with the lot outlines and the indentifying feature on proximity searches. But I don't think Realist is as robust a search tool as for instance RealQuest, another platform product by First American.

Use "Realist" in place of (I assume your are referencing "connectMLS"/MRED) the MLS as a source of market data (sales etc.) information? No.

I only used connectMLS/MRED as a source of market data, and I just wonder is this the best one or may be Realist.com (or RealQuest) is better.

Because Realist is linked to so many MLSs it is a free resource as a search tool. RealQuest, OTOH, is a much more complete product and allows for broader and more complex searches. The cost also seems pretty reasonable too. They offer package deals for the entire state that are a lot less expensive than they were a few years back. (I'm not a subscriber BTW.)

You might also try FNC's Data Express product. I don't know what they charge today but they used to have an unlimited nationwide plan for $125/month that included plat maps, searches, and property details. Their data set includes all the data they buy from 1st American plus the data their lender clients allow for the transactions posted on their accounts.

If the licensed professionals in the locations where you practice are using a source for market data and you don't, you will have problems.

If you use connectMLS, you have access to Realist. If you're thinking about dropping connectMLS and "replacing" the MLS with Realist--and particularly if your practice is primarily residential properties and opinions of MV--I don't know how you might function.
