Skippy is a male low life appraiser.

Skippie is the female version, often married to a Skippy.

A Skippist is one who employs Skippy and Skippie.

A Skipper is one who is lost on a 3 hour tour, a 3 hour tour!

My last 3 working days have been the appraisal days from hell. I am working from 7am until nearly midnight.

The appraiser who lenders for borrowers with B & C credit ratings want doing their appraisals.... "You need that 75k house to be appraise at $125k? Not a problem."
 
Skippy looks at the appraisal order form and searches for sales that s/he can find to erroneously justify the value wanted on the order. Skippy doesn't know how to search for the real comps and would be totally lost without that number wanted on the order.

Pam,

You are SOOOO right about that. Considering the couple of guys I had to let go last year.

My favorite orders are the ones we get from an AMC that we do steady work for... They do not put an estimated value or loan abount on the order. We just pull the subject info, sales info, inspect the subject, and then look at the sales to see which ones most closely fit the subject and then let the chips fall where they may.

That is how we are supposed to do it right? :rolleyes:

I get it now. A skippy is a numbersmith. The skippy may have a relative or frat brother that is the lending poobah providing his work. We have had a few of them here in Richmond, VA from time to time. Two of the worst offenders are gone from the business. One committted suicide. The other lost his license. The rest that are still around are viewed as shark bait. Everyone's work gets reviewed from time to time. It usually is not very difficult to figure out whose report you are reviewing despite the best effort of the lender to black out the name of the appraiser. Dime-ing out an appraiser to the state appraiser board usually forces them to clean up their act.

Just as detrimental to the profession as a skippy are the appraisers that accept the low fee work of AMCs like GAC, Valocity (aka Appraiser Forum) and others.

I personally consider a Skippy a person with a backbone of peanut butter who can contort any appraisal report so as to fit the square peg into the round, starshaped or triangular hole the lender TOLD him/her to make fit.

Here's hoping Skippy melts entirely
(Wicked Witch of the West style)
under the bright lights from the closer scrutiny of the secondary market
and a little rain from the oversight committees :beer:

You might be a Skippy if.......

1. You are considered the "preferred appraiser" for companies such as Conseco.

2. You are considered "my favorite appraiser who always does pre-comps for me".

3. You completed your apprenticeship of 2.000 hours in just 9 months.

4. You went through 6 mentors in 6 months.

5. Your former occupation was riding shotgun on a garbage truck and now you make $100,000 a year appraising...in your second year in the business.

6. You find the Appraisers Forum offensive and a total waste of time.


Lastly, the female Skippy is Skipette and the appraiser who has 6 or more trainees is a

By the way,

"Skippy" has become a rascist term here. Australians of mostly Arab decent use it to refer to white Australians. (There are a large number of Arabic immigrants living in SW Sydney)

It originally referred to an old TV show about boy and his pet kangaroo (don't laugh) made in the 1960's.

The fact that I'm a white Australian makes me the only contributor to this forum that can say Im proud to be a skippy!

Phil, I'd be interested in the Aussie opinion on the USA vs terrorists, the war in Iraq, etc. Also, how do the Arabs in Australia view it? If you are interested in answering these questions, please do so in the Lounge though (a sub-section of the Watercooler). If you don't want to get into these subjects, I'll understand.
