Defining bathroom count

First off I want to thank you great folks for helping me out from time to time. Your input is appreciated.

Quick question: I am appraising a 1955 house. It has one full bathroom and a laundry room off the carport that has a toilet, no sink. It also has no privacy door. How do I report the bathroom count accurately?
 
Not contiguous with the improvement's gross living area: Not a bathroom.
 
if you are giving it some value what are you calling it?
 
No appraiser in their right mind would "give" that any value. If anything discuss it in reconciliation.

i could easily see the added utility in an outdoor toilet. at my house we have an annual memorial day party all day/all night rager with a band, fireworks and 300+ people. you think im letting them in my house? how about the guys who work in your yard, you want them coming in your house too? it would "get" value in my market.

My family used to have outdoor toilets too....they placed a lot of value on them, they called them outhouses....that was 3 generations ago. :-)

I can see it would be find for the guys working in the yard and they avoid entering the house etc. This was kind of an after thought add-on thing they did.
Looks like there are asbestos flooring too. Ugh.
It really is a cute old house despite these little issues. Lol.
