Demonstration Report Required In Montana Now

Newsletter just came through showing the new revision of a required demonstration report for licensing. In the past the requirement was three sample reports-----with heavy review, comment, criticism, and preferably an interview.

There was discussion of this topic some time ago.

I think it is a good thing. This narrative report will show far more technical knowledge in compiling a compliant and technically solid report.

Licensing has to do something good for the profession-maybe this is a first step.
 
It is a start. WA does not have a demo report or sample reports. From what I remember just send in the log, classess, and check. Have never heard of someone asked to have a sample sent in. They are from what I understand just creating the Trainiee level this year.
 
This requirement is unreasonable overkill by an out of control appraiser licensing board. Sounds like some AI inspired B-S.

Licensing sould set a reasonable minimum standard of competence for entry into the profession.
 
One of the really great elements of this venue is open discussion.

It looks like the pendulum as swing to the other end.

I don't know. But having had alot of discussion with the state, I would suspect it is due to the horrendous samples submitted. In Montana you cannot just fill in the form, and it is soon apparant if training was at all adequate.

I talked to an appraiser/realtor last week who I have known for a few years. His comment is he is primarily selling real estate. You could train a monkey to fill out the forms. He intends to get three trainees and just sell real estate full time.

This level of "training" appears to be the standard rather than the exception-it is not good.

By the way, I have my issues with AI as well.
 
Verne-Good for Montana-This will certainly expose the canned comment form checker hacks for the frauds they are. Too bad the horse is gone and the barn burned down.

Once interest rates go back to 10/12% for the next decade, the only people in the appraisal business will be government retirees lookin' for secondary income or part-time housewives pickin' up a few quid for pinmoney.

What with droves of desperate appraisers, work volume will be so slack a 1004 will get down to $125.00/$62.50 split which is what the fee structure was back when I started in 1984.

Course the Feds will be looking for scapegoats and it ain't gonna be the lending industry. This is just the start. Think USPAP is bad now? Future regulatory hell for appraisers...The good will suffer because of the bad.
