Hello All,

Florida Appraisal Laws and Regulations state a cert res appraiser is required to post designation as "State-certified residential real estate appraiser RD###" or "Cert Res RD###".

I am having a client that is saying their system is rejecting my license number as it doesn't match ASC. They are requesting I remove the Cert Res and only put RD### on the certification of the report. Of course the client says they have many appraisers in Florida that have not had any problems making this revision request.

Has anyone else had this problem? Am I reading the regulations correctly?
 
Send them a copy of 475.500. You're right. Their computer is stupid.
 
Get the report to your client.
In one of the Addenda, show "signature" the way FLORIDA wants it.
Tallahassee doesn't care too much about WHERE you display the information.

For your information the Florida Real Estate Appraisal Board is headquartered in Orlando, Florida. And "Orlando" cares about where you display your appraiser designation and license number.

Just shows you how you can get out of date.
When I got my Florida license, in 2000, licensing people were in Tallahassee. Guess I *assumed* the Board was there too, since, in all the other States where I've been licensed, they've been located in the State Capitol. My Bad.
I'm certain the FL Board's signature police are salivating over their potential bust.
Wait, wait ! What if the OP were to supply the client with two reports, sequentially, the 1st, as the client's poorly programmed computer needs it, and the 2nd, with the Cert/Lisc info & # properly formatted to Board standards... would that be satisfactory? OCD is a terrible thing to waste.

What they are saying is true I now the FHA portal requires license number to match ASC and by inserting other numbers it won't even go through- I am not sure about Freddie-Fannie Portal but some hills are not worth dying on so just place your designation in a different place and be done.
