Which form do you use for a desk review, and do you typically include any other addenda besides just the review form?
 
URAR Desk Review Form unless the request came from one of the major lenders with their own form. I include my own additional Scope of Work since not a single Fannie Form has an adequate Scope of Work. As for other addendum's, In my market I usually review reports from appraisers that failed to correctly analysis the current market and trends so I include my charts and graphs to reflects the current market trends other than that I just add what ever I feel is needed to help illustrate my review. Deeds, Flood maps etc.

Hi, The correct forms are: "Residential Appraisal Review Short Form (11/07) Desktop" and "Enhanced Review Form (11/07)".
The "Form 2000" is for a Field Review.

Those are nice forms but they are RELS forms and may not be adequate depending on the client. Which lead to what I should have asked in the first post who is the client and what are they looking for exactly.

Those forms are NOT RELS forms. They are standarized forms that have been used for years!!! check with AlaMode.

Hey, I might be wrong I was only reading the bottom of the form.

Again if the review is for a loan going to Fannie Mae they might want their form. That is why I said it maybe necessary to check before making a decision on which form to use and check with Alamode? I did not know they services loans, their input would have nothing to do with what form to use.
 
The review was ordered by PCV Murcor. Amazingly or not, I can't even get a soul to call me back or speak with me regarding which form to use. It blows my mind how incompetent they are turning out to be. This is the first I have done for this outfit and I'm not getting good vibes.

There are no mandated forms. Each client is different and may accept one of several forms. Best to check with your clinet. We do use the form 2006. FNMA has no desk review form and does not accept desk reviews. you can use whatever form you feel comfortable with. Do not let the form dictate what you do in the review or what addendums you think you might need. Regardless of any form or addendum, you must comply with USPAP and all of it's requirements. A good thing to do is get a copy of USPAP, lay it next to the form you want to use and go down the list in USPAP to see if the form addresses all the requirements. If it doesn't, then you put whatever is not addressed on an addendum.
