Detached Garage Converted To Living Space

Did an FHA inspection today to find once there, The 1500 sf detached garage has been converted to a mother in law suite. It has living area, kitchen, bath, bedroom 750 sf and the other 750 sf is a workshop. All with central h/a. Only one well and septic for the main house and converted garage. No permit for the conversion. Any suggestions on how to handle for an FHA appraisal? :Eyecrazy:
 
Just include what is there. let the UW make the call.
 
If this conversion were legal, it would be considered an accessory unit. If it is not permitted as you stated, you would consider it as a garage if that is the legal status of the structure with a cost to cure estimate in the functional utility grid.

I would contact building and safety and discuss legality with them and determine when the conversion was done? May be grandfathered? Legal non-conforming if it is to code?
 
You also need to check if the septic is large enough to service more than just the home. 3 bedroom septics can't (or shouldn't) be listed as or serve 4 bedrooms. Check with your planning dept. 800 sf or less anciliary dwelling units don't need to be permitted around here. Sounds like the conversion was professionally done? That needs to be checked
