Detached metal carports Personal or Real Property?

I am looking for some opinions on metal carports. I have seen some included in appraisals as real property and given minimal value and I have seen some not included at all. Typically, I have always looked at the way that it was attached or not attached to the ground/concrete, etc. I realize markets or different, but I wanted to see what most of you do?
 
Typically, I mention their existence, and consider them personal property. I could disassemble one of those things in about 10 min with a small compressor and impact wrench. A socket wrench would take a bit longer. Point is, they are not very permanent
 
My take is how they are attached to the ground. if the pole are permanently sunk in concrete then it's real property, if the poles are bolted to concrete then it's personal property.
 
What do most buyers and sellers expect to happen to these? Stay or be removed on sale?
 
Minimal value. The base 18x20 model is $695 installed around here. I paid $795 for a little larger and taller one to park the jet ski and pontoon under. At those prices, I wouldn't bother trying to take it down when I sell.
 
I know round here if they are bolted down as opposed to permanently installed in concrete, then an owner has every right to take them with the rest of the personal stuff unless they are specifically includeed by contract in the sale. That makes them personal property.
 
Some are anchored into the ground. Others are anchored into a slab foundation...some are a little more complex than others...ironically it is the one on the left that is "permanent" solid in concrete. The middle one is anchored with ground anchors thru asphalt (actually a demo at the manufacturer)- interior view of similar barn on same property

The one on the left would last for about 15 min. in anything above a low grade tropical storm. for MY location, I still vote personal.
 
actually, they flex a lot and handle wind a lot better than you think... These didn't handle it well though.... My own property - 24'x24' shed garage at my mother's old farm- the car and tractor were inside... the other is a $300,000 poultry barn... peeled about 50' of tin off the roofing...straight wind in both cases.
