Anyone have a good idea of what the current discount rate is for residential condominiums? I can only find apartments, which indicate an average of 10.17% but I dont think apartment rates apply...suggestions? Thanks.

Trends that indicate apartments are providing discounts is likely in response to the market where purchasing condos became cheaper than renting, giving you further indication that condo prices may have slipped. Remember the condo market is set by buyers and sellers, while the rental market is set by occupancy rates.

Go to Realtyrates.com and the complete PWC Korpacz report. These are subscription based but do contain the info for which you are looking. Is your subject a fractured project or an entire development? Is the project complete or proposed?

discount rates

i did go to korpacz but they only had apartments. it is part of a project; just phase 1...actually i determined that i did not need a discount rate as all of the condo units will sell within one year...so i just made some deductions. thanks.
