Do underwriters actually read reports?

Got a request today for revisions on a report. Seven items. Six were answered with, “this was addressed in comments on (various comments)”. The seventh was “provide bath photo for unit 2”. Ok, this was my fault. I labeled bath 2 as bath 3. Still, if the UW actually glanced at the report it should have said, “fix bath 3 to bath 2”.

Anyone have a client using underwriters from the C squad?
 
My experience is Underwriters find mistake and make comment. It's up to appraiser to figure out what's needed to correct.
If no correction, make comment where in report which answers their concern.

How did you... or the underwriter.. know which one was bath #2? I've inspected a lot of dwellings and have never seen numbering on any of the rooms.

As for whether U/Ws read the reports... probably, some do and some don't.

Most have software for that. My response to request items that don't arise from my oversight or error is, "Please read the report."

Underwritter don't read the whole report. Most appraisals that i reviewed were given no thought as to work flow and organization.

Maybe they look at some basic ouline of what's needed, or maybe they gave a person to spot check it 1st.

It was the bath of UNIT #2. It was a 3 family.
 
I think, too, that often times the reports are being read (such doesn't appear to be the case in your example), but they're trying to reconcile the report(s) with what they're seeing in CU - and then sending revision requests written in u/w lingo - not appraiser lingo. So that, often, stuff gets lost in translation...
