Doc # for comps

In the past, I would put Document # for sold comps.
More recently, I noticed reviewers wouldn't call me out if I didn't put Doc #.
Sure save me time but not typing it.
Should I stop putting Doc #. Is MLS # sufficient?

The recent sale sold few weeks ago and my data sources are not as up to date in getting the Doc #.
It's fine. I don't want to deal with client's finickiness. I won't use it and use a sale few months ago.

Does ut usually take that long in CA for a sale to get recorded after closing?

No, county records have the deeds. 3rd party public sources take at least two weeks. Humans go in and get the data manually. I'd seen them there.
If it's a really good comp, I would call the agent and contact the title company instead of driving to the county building.

You're talking about government.
And each county has their own system.
Can't make it that easy. Otherwise, anyone can be an appraiser.
 
Must be a holiday.... or work is slow. 'Nando is posting more 'questions' that an appraiser with his vast experience, knowledge, and ability should already know the answers to.
 
Methinks the reviewer should be providing the OP with the # of a Doc in a specialized field.

I was finishing my report and these questions deluged into my brain.
Since Appraisal is an Art, I'm constantly wanting to make my reports better even after 30+ years in the business.
Some are better at it than others (unlike those who use coded words are not artistic) since report is to persuade the reader in believing your value is legit.
