Does real estate commission amount effect appraisal?

We are looking at comps for recently sold, similar homes. One home that is very similar, closed recently and is very close by, states that no real estate commission was paid. This home sold for $370,000. Does this effect the appraisal amount at all? Is there an adjustment for this. As all other homes in the area the average commission paid from the sales price was about 5%.
This home sold for about $30k less than other recent sales in the area. I know there could be other reasons on the price difference, but wondering if "no commission paid" could be one of the reasons, and if using this home as a comp, would the "average" commission be added to the sales price?
 
That could most certainly part of the answer. The price assuming a 5% commission and the seller receiving $370,000 in their pocket would be nearly $20,000 higher.

Best to speak with a party to the transaction. It is quite possible the seller took less in price because he didn't have to pay the commission out of his pocket. Better to speak to someone than gaze into a crystal ball!
 
Typically, an appraiser would not add commission to sales price but every appraiser works differently. Don't worry about it...see how entire report looks when done and then see if an issue is present, assuming they even use it as a comp.
