Dryvit & "trek" Decking

Hi there,

Would "Dryvit" be similar to Aluminum-Vinyl Siding, superior to, or inferior?

And how about a "Trek" deck? It's a plastic like material...

I'm not 100% sure which value direction I should go with these, as my supervisor stepped out, and I couldn't find them in the M&S Cost Manual. Thought I'd toss it to the many experts on the forum.

Dryvit is a brand name the stuff as a whole is called EIFS... you had best educate yourself on this stuff and the perils and pitfalls of using it if improperly applied it can literally cause normal wood studs to self-destruct in as little as three years . :o Special disclaimers are called for to cover your tailfeathers...

As far as Trex is concerned, I will send you a clue: call down to your local lumberyard and see what the relative cost is fro prime lumber in your area (like clear-heart redwood - if it is even available) versus Trex.

A cost approach adjustment IS usually called for...

Then you get to go figure what the market reaction IN YOUR AREA is to the two substances... :eyecrazy:

FWIW this appraisers forum site has an ASTOUNDING wealth of data...

and even some boilerplate that is really really useful to cut n paste.

But you really do want to be careful with some of the 'new space age materials' sometimes the old tried and true lasts a LOT longer...

If they have that Trex on long spans and you are in a hot climate I have seen Trex look like a roller coaster in just a few years... shortspanned is fine in most climates.... and it does OTHERWISE last and wear very well even in commercial applications with no maintainance issues other than an occasional scrub!

I may not be able to spell worth a darn butI have a rat pack mind :lol: and DO know how to use the search function! :idea:
 
The Trex decking I've seen around here lasts much longer than normal cedar or treated decks, but it costs appx 50% more. Lowes carries it around here.

I'm really beginning to hate this assignment the more I look at it....

I think it may be ironic that the subject property is also in Highland Park....and the guy thinks it was "undervalued" by the previous appraiser at $1.7 million a month ago....funny thing is, the guy's in real estate sales, and of course, he drives me around to "comparables" that are superior. Go figure! :rainfro:

I'm going to have to wait to see what my MAI supervisor has to say...

You let a homeowner drive you around to comparables??? :blink:

It is one thing for an agent (or homeowner) to provide you with some MLS sheets or even street addresses. That is, IMO, a good thing and helps prevent future arguments. But, I cannot see letting someone drive me to comps. Not unless they are the client and are paying me a bunch extra for that kind of service.

Maybe I am out of touch. :shrug:
