Typically, I list the address for a duplex as "100 Name St", this is verifiable on public records, listing only the first number of the address. However this time, the subject property is in a different town than the other duplexes I've appraised. The order came through as "100-102 Name St". The public records card list the address as "Name St", with no numbers. Tax assessment information online doesn't list an address at all. The selling agent website lists the address as "100-102 Name St".

100 Name St

or

100-102 Name St

What does USPS have for this property?

The tenants receive mail as 100 Name St and 102 Name St, not 100 Name St Unit 1; 100 Name St Unit 2.

There are 7 of these in the entire town. All built by the same builder in 1998, all located within a 2 block area. These are duplexes, each 2 unit building is on 1 lot, 1 legal, 1 parcel, 1 owner, 2 tenants. All 7 buildings, 14 units, have different unit numbers on the front next to the doors. 100, 102; 223, 225;

Again, this is the way our local municipalities want the addresses to read and with 911 addressing, many small towns were asked to change the address from 100A and 100B to 100 and 102... but that 450 miles away from your state.

A duplex is one parcel, so probably it will be 100 Name St.....the 102 is for mailing purposes of the other unit and not the physical address of the parcel.

The fact that it has no numbers is baffling. You checked with city and county records? It's got to have an address. You need to do a little more digging.

If you come up with nothing, explained what you found.

Luckily you're not dealing with UAD, so you have a bit more flexibility.

You verified this via the USPS (you can do this on-line)?

If yes, you have the address.

Enter the address differently and it says.

The address you provided is not recognized by the US Postal Service as an address we serve. Mail sent to this address may be returned.

What does the county tax records show? Do you have online parcel records with the county?
