The OK ledge is set to pass legislation that will make Oklahoma a NON-DISCLOSURE state. If this happens it will be very difficult to find out sale prices on vacant land, mineral deeds, or any property that does not go through the MLS....for me, personally, I would drop my OK license as I depend upon the public records to identify sales.

Call the ledge and contact the Governor's office. Time is wasting. OK will lose the revenue from the revenue stamps and frankly, I think such opaque dealings ultimately leads to lower prices...hurting the economy overall.

Hate to bud in, but at least you won't have to worry about AVMs taking your biz.
 
The county next to me in OK has one Realtor member in the S side of the county, sometimes a second one pops up, in the north end of the county a regional MLS exists but I bet not over 2/3rd the local Realtors are members. Lakeside (Grand Lake o' the Cherokees) has MLS from Tulsa on one side, NEO on other side. It makes for a nightmare to find MLS data. We are 'in the gap' where most sales are not MLS related. One million dollar poultry farm generates $1,500 revenue for the state....go figure.
 
Mr. Shields would you please explain this in greater detail. I am only familiar with the ways of process as they are now. I have always heard Texas was a non-disclosure state and difficult to information access, but I had not need to further that education being comfortably north of such................I do have some minor political touch..............thanks..............rs
 
TS, suggested verbiage? I have two friends in the OK Legislature.

Do you have a number for the bill? I contacted one legislator that I know and he didn't know of any bill that contained that language. Of course, they may not read all of the bills.
 
SB 1753 is one of 3 disclosure bills. One has something to do with SSN's and I may be jumping the gun. I was barely paying attention to the OETA news broadcast when they ran a clip of a legislator saying something to the effect that KS, MO, TX, and NM don't disclose and Arkansas does....all I could think of is deed stamps. Arkansas does not disclose SSN's already. Again, It is pretty frustrating because I didn't know if it is a Senate bill or a House bill even. But there are some related legislation, one I certainly support maxing out the copy fees of the clerks to 25¢ per copy.

I really have a hard time finding the actual language in the bills in the .gov website...is there a way to do that?

Scares me when the Ledge is in session anytime...but crying "wolf" every once in a while is not a bad thing perhaps...Last year AR slipped a bill thru that ruined our appraiser lien law. It is totally worthless now. The consequences of not following a certain protocol with getting the person to agree to the lien (they won't) and filing the paperwork now exposes you to a potential criminal charge.
