Is anyone listed with the Encompass Appraisal Directory through Elliemae loan software?

I have not tried that one. Have you tried AppraiserUSA? It is probably one of the best.

I am considering listing, but am somewhat put off by thier policy not to allow potential advertisers to know how many competitors are listed and what fees they are offering. I would hate to get sucked into another appraisal.com with a horde of competitors offering thier services at a fraction of my normal fees. They are, however a large legitimate player with a huge installed base.

I agree with Ken. I would like to see the competition also. Because if its the usual suspects, then there will be ridiculously low fees that I cant compete with and the two bills would be wasted.

Agreed again! Why would they NOT tell you how many people are signed up in your area? $200 is quite expensive considering they only average 400 nationwide appraisals a day (which probably means 750 that go to random appraisers and 325 go to LO's favorite appraisers.)

I must say it does have a good sound, being listed directly on the software. I'm going to contact a LO who uses the software to see if he will look in my area to see how many people are listed.

FWIW...I received an email from them as well. After back and forth discussion with one of their rep's, I am considering it. She can't tell me how many appraisals are ordered in my area though she stated "100,000 originators, 180,000 transactions a month and only 550 appraisers in the system so far." She also told me she has offered this to 23 appraisers in my area and generally has a 20% success rate but that no one has accepted yet.

I just started my own business this year and could use some more clients so am considering this option. I hate the idea of paying someone $200 but if I do two orders, it will be worth while. And, they aren't an AMC, just offer the appraisal services in the LO software.

Please let us know how it goes. I would think that with 180,000 transactions a month there would be more than 400 appraisals a day.

Will do. I went ahead and signed up with them. Had a very long conversation with Shonda Mullins on the phone after many emails back and forth and research that I did and also some she provided. She comes from LO background and is very impressed with the company thus far. They are in the forefront with LO software so, we'll see how it goes. I'll check back here after a few months.
