Can anybody cite the section of the selling guide which says a manufactured home cannot be moved. ?

Thanks . I had looked at that and didn't see it. But , sure enough, it is there.

"The unit must not have been previously installed or occupied at any other site or location, except from the manufacturer or the dealer’s lot as a new unit."

Yeah.. but that's not an appraiser problem. It's a lender problem. If you know before you do much work (and you like the client) you can mention it to them.

I appraised one last summer - moved. Updated very nicely, spotless but they wasted money trying to get it to "go FHA" - Realtor should have known better.

The problem is there are a limited number of buyers for a mfg hm that has been moved: Cash, private lender, or VA. Fannie, Freddie, FHA are a no go.
