Received request for quote, I was too late to bid for it, just curious what others think is an appropriate amount for this order.

We have a new 1004 ARV - AIV with 1007 (ARV Value and AS-IS Valu order for the following property. Please let us know if you are interested in completing this for us and what your fee/turn time would be.

What's ARV?

If you mean as is and as proposed, then what kind of property? Residential. I rarely charge more than my normal fee to provide an additional "as is" value assuming it is new construction. Since I ALWAYS do a cost approach on new construction, the site value is the As Is value. If the assignment is a half built building then I add a per hour charge to hunt for half done or incomplete comps.

ARV "as repaired value". The want both as is and as repaired. See quite a few of those being out for quote. They are not new construction. Never get them because they don't want to pay a decent fee. Seems they expect 2 for 1. Not happening

100k house or 1M house?

Proximity to the office?

Acreage?

Cookie cutter or unusual design?

Any market history (MLS/assessment)?

Rush required?

Once the additional information is provided, a confirmed quote will be provided with an estimated turn time.

$1K to $1.2K

They are looking for $500, because the bottom feeders may even go lower. No bid system is being used to pay a fair price. Only to get the lowest bid, always

For a SF I would charge $650 plus $150 for the 1007. That is what I get from the two clients who hire ME, not the lowest bidder. For the ARV and. AIV they get 3+ comps each, not just 3 for the ARV and BS condition adjustments for the AIV. Do I get the “bid” jobs? Rarely. Don’t care. You can’t afford it, you don’t want it done.
