Appraisers:

When there are conditions, are these appraisals typically completed and submitted right away?

When there aren't any conditions are these typically done in 5-10 days?

I am assuming here that you are implying wheter the report can be completed "as is" or "subject to" repairs and/or inspections. In a very general sense, I would not consider one taking longer than the other as far as the appraisal report is concerned however, the "subject to" report may result in a delay in your closing for the time necessary to complete those repairs and the appraiser to go back out, reinspect and privide a final inspection indicating that the repairs were completed in a professional manner.
 
Has the property been inspected by an appraiser? If not, it is likely that your lender is pimping around your assignment looking for the cheapest fee. This does not always result in the most comprehensive work. If it has already been inspected, the odds are that your report was submitted 3-5 days from the inspection. If it is taking longer than that, it is likely being held up by an internediary. Lots more to this process than the public knows.
