FHA floor plan exhibit requirements.

I was told by a lender this morning that all FHA appraisals must now include a floor plan. Either this exhibit requirement is new, the lender is mistaken, or I've been reporting incorrectly my entire career.

I was under the impression that floor plans were only needed to illustrate functional deficiencies (poor layouts, odd room sizes, lack of closets, et cetera).

One would think that with all the helpful HUD links posted in this forum a ready answer might be available but no.

So, what's the deal?

Sketch
• Include a building sketch showing the Gross Living Area Above Grade, including all exterior dimensions of the house. Include patios, porches, garages, breezeways and other offsets. State “covered” or “uncovered” to indicate a roof or no roof (such as over a patio).
• Show calculations used to arrive at the estimated gross living area.
An interior sketch or floor plan is required for properties exhibiting functional obsolescence attributable to the lay out.

Yes, see this was my understanding also because it is the same as for the GSEs. But this morning I was told a floor plan is required for every report, per an intepretation of the Denver Regional office.
 
Call technical support at the Denver HOC and talk to the chief appraiser. You might be talking to an idiot, but you should call to make sure before calling them an idiot.
 
Sounds like a simple misunderstanding of what the difference between a "building sketch" and an "interior sketch" aka "floor plan" is.

I only include walls on my sketch when it serves a purpose such as FO or an unusual layout for that style of improvement.

I'm sure the person making this request (a review appraiser) isn't an idiot. But as so often happens when one one returns from a seminar, any seminar, one's priorities are sometimes redirected toward those that were emphasized at that seminar. This may be the problem here.

Just send them the reference to 4150.2, Appendix D from ML2005-48, Page D-13 and have them call their HOC.

I think that last sentence means that you must draw in the interior walls if there is functional obsolescence. They have ALWAYS required a sketch.
 
Sketch yes, floor plan...no!
