I Am Doing An FHA Appraisal. The Insulated Power Line From The Pole To The Home Rest On The Single Roof For About 4 Ft. Is This A Safety Hazard And Should I Make This Report Subject To An Inspection Or Repair Of The Line? If To Be Repaired, How High Off Roor Is Required?

Yes on the safety issue. Not sure on the height.

Check the local building codes of the subject! Yes, unless you want to take the liability when the house burns to the ground.

In the appraisal report, report the fact that the electrical power line is resting on the roofing. The DE UW will make any requirement needed.

I would NEVER depend on the UW if I determined that the situation is unsafe. That is what you are being paid for. Do you think that the UW will rescue and/or support you if anything happened at the property?

FHA appraisals require repairs necessary to protect the health and safety of the occupants, protect the security of the property. Properties with defective conditions is unacceptable untill the defects or conditions have been remedied and the probability of futher damage eliminated. Defective conditions include: readily observable conditions that impair the safety, sanitation or structural soundness of the dwelling.

Ron, is 100% correct.
Jerry - Failure to condition a report for observable health and safety issues will lead to sanction. Appraisers who are under the belief that reporting deficiencies without making the report "subject to" said deficiencies, is a growing problem for us. Feel free to call me or one of my staff at the SAHOC, if you need additional clarification.

What a shocking question!

What a shocking question!

Bur, an appropriate question. Much better than what an appraiser did on one I reviewed. He very carefully took a photo so that the High Voltage metal tower in the rear of the subject would not show up. (I did FHA Field Reviews in lat 1990's). I would rather be figurativly shocked than literally shocked.

I'd HC it for repair for sure.

I'd also make it clear that any follow up completion report by me would not include an opinion on whether it met code. I'd make the UW get that from the electrician. EA?
