FHA requirements for heat source

Good morning,
I am aware that FHA homes do require a permanente heat source, however, Im appraising a smaller older home in a rural area. It does not appear to have ever had a heat or A/C source. It does however have a fireplace. Can this be considered a Heat source???

It needs to be able to maintain heat without adding fuel/turning on, typically thermostatically controlled. In a partially heated home only heated areas (see above) count towards GLA.

Baseboard electric heat is cheap & acceptable
- given there is large enough electric service & distribution panel in the house.

You assume a lot:shrug:

Could be a cistern for water, an out house for ......well you know, and oil lamps.:rof:

Just don't let them install some of those baseboard heaters that plug into the 110 outlet.
