An attic is not GLA.

Probably not in Arkansas but 100 to 200 year old homes in the New England States often have real quality finished attic that are used as Bedrooms etc and they have value.

You could have code issues on the stairs. Not sure.

Could have health and safety issue.

Does it have a window?

What is ceiling height?

You could always call it storage space and finished attic.

We call those 3rd stories, not attic rooms. And an attic or loft area can often contribute value but still not do so as GLA.

If there is a health and safety issue on those stairs? Idk. I wonder what the room is used for at present.

Is it a hideout? Are the stairs retractable? Like a hidden room?

I just saw a house advertised that said hidden room behind bookshelf.
